SAFETY:
1. There shall be a maximum speed limit of 20 MPH, as posted for all vehicles including but not restricted to snowmobiles, mini-bikes, trucks, three-wheeled motor vehicles, motor cycles, cars, etc. AH stop signs shah be observed.
2. Members and guests shall not pollute the lake with cans or debris of any kind.. All facilities must be kept clean and cans and debris must be put in the garbage cans provided.
3. Residents, owners, and guests shall not allow their children to swim unsupervised.
4. No hunting and no trapping shall be allowed except through special request from ROD or LNPOA. Any discharge of firearms is prohibited.
5. All school vehicles transporting children to and from school shall use the designated routes, pick-up and drop-off sites established by the board of directors. No children shall be transported to or from individual home sites that are not located on the established bus routes. The designated bus routes for the East Side are along Oak Lane and Woodland Drive. The pick-up and drop-off site for the Franklin Center students is on Woodland Drive near Hickory Lane. The pick-up and drop-off site for the Dixon students is at the playground/park. The pick-up and drop-off site on the West Side is the entrance gate.
6. No one age twelve and under can operate a recreational motor vehicle such as a golf cart, go-cart, snowmobile, ATV or dirt bike on roads and common areas unless accompanied by an adult present on the vehicle.
LAKE USE:
1. No motors shall be used on the lake other than those powered by electricity.
2. Residents, owners and guests shall not trespass on other property owners' lands to gain access to the lake or other general facilities. All lake front property is owned to the water line.
3. There shall be no unattended set lines in Lost Lake. There shall be bottle-fishing.
4. State license is required to fish in the lake. All boats shall be registered by the State and shall have a current property owners decal.
CONSTRUCTION:
1. No live or dead trees , 3 Inches or more In diameter shall be cut down or otherwise removed, from any lot without prior written permission from the Environmental Control Committee of the LNPOA. Trees shall be measured within 6 inches of ground level. Permission will NOT be granted prior to obtaining all building permits and payment of all applicable fees. A $250 fine will be assessed per individual tree.
2. An Ogle County and an LNPOA building permit must be obtained prior to beginning any new home construction and/or additions to existing structures. Also, an Ogle County building permit and LNPOA concurrence must be obtained prior to the erection of improvements such as storage sheds, fences, decks, etc. In some cases an LNPOA variance must also be obtained to satisfy our protective covenants.
3. A $250 fine will be assessed if proper building permits for new home construction and/or additions to existing structures are not obtained prior to beginning construction.
4. Builders must abide by the 1989 CABO Code for new home construction and additions.
5. A $500 non-interest bearing covenant compliant deposit is required for any new home construction. This deposit will be returned once all construction is completed and all covenants, by-laws and rules & regulations for construction have been complied with. Because new home construction should take no longer than 6 to 9 months from permit issuance, this deposit will be forfeited if compliance is not completed within one year of permit issuance.
6. Construction of New Homes for the purpose of immediate resale (Speculation) or as Model/Exhibition homes is not permitted without prior written consent of the LNPOA. It is expected that any new construction will be occupied by the lot owner as either a full time or seasonal residence.
7. Owners of Lake Front lots are required to take all necessary precautions to ensure that any construction activity does not contaminate the lake. This includes utilizing check dams of straw bails, filter fabric or other EPA approved techniques to control bare soil erosion from entering the lake.
8. Damage to adjacent properties, i.e.; lawns, trees, shrubs, buildings, driveways, retaining walls, etc., during Construction by contractors and/or building materials shall be the responsibility and liability of the construction site owner.
9. New construction shall in no way alter the natural or existing engineered drainage of the surrounding terrain without LNPOA approval.
GENERAL:
1. Residents, owners and guests shall have control of all pets, and shall not allow them to roam. Pets are not allowed on the beaches.
2. No noxious or offensive activity shall be carried out upon any lot, beaches or parks, nor shall anything be done thereon which may be, or may become, an annoyance or nuisance to the neighborhood. At no time, except during building construction, shall any power mowers, tools, or other noisy machines be operated out-of-doors before 9:00 A.M. or after 9:00 P.M.
3. Snowmobiling shall be allowed on the roads and in designated areas. On the lake this area shall be that which lies between the old dam and the new dam, and a crossing between that beach which lies in tract 1 between lots 23 and 24, and that beach' which lies directly across from it, namely that beach which lies in tract 4 between lots 78 and 79. All snowmobiling on the lake must be done giving the right-of-way to the person on foot, sled or skate or any other non-motorized device. There shall be no snowmobiling whatsoever on platted lots.
4. The height of weeds shall not exceed 6 inches.
5. Any motorized vehicle operating in the subdivision must be equipped with a properly operating muffler.
6. Current decals must be permanently displayed on the windshield.
7. Residents and guests shall abide by the protective covenants in their respective plats.
